Home Contents Value Calculator
Most households own far more than they would guess. A furnished family home commonly holds $25,000 to $50,000 of belongings at replacement cost — often more once you count clothing, kitchenware, tools, and everything in the garage. This free calculator estimates yours room by room, item by item, so you can see the real number instead of guessing at it.
Unlike a rough “rooms × average value” multiplier, this works from an actual list of items, each with its own editable value. Start from a household like yours, then change any figure, and add or remove items until it matches what you really own. It is free, takes a couple of minutes, and needs no signup.

How this calculator works
It estimates replacement cost — what it would take to buy a new equivalent of each item today. That is usually different from what you originally paid and higher than an item’s depreciated resale value, and it is the figure that matters when you are working out what it would cost to rebuild your home’s contents from scratch.
Rather than multiply a room count by an average, it starts from a realistic list of the things a household actually owns, grouped by room, each with a typical replacement cost. You edit every value, add items we missed, and remove the ones you do not have — so the total reflects your home, not an average one. The breakdown shows which rooms carry the most value, which is usually the bedroom (clothing and jewellery) and the kitchen (appliances).
The optional coverage check lets you compare your estimate with a policy’s contents limit to see whether there is a gap. It is a rough, educational comparison — not insurance advice, a valuation, or a guarantee of coverage. The preset values are typical replacement costs meant as a starting point, not an appraisal; your own belongings and their values will differ, which is exactly why every figure is yours to edit.
Frequently asked questions
- How much are my belongings worth?
- More than most people guess. Add up what it would cost to buy everything again new — furniture, electronics, appliances, clothing, kitchenware, tools — and a typical furnished home reaches tens of thousands of dollars. This calculator estimates it room by room so you can see the real figure.
- How much contents insurance do I need?
- A good starting point is enough to replace everything you own at today's prices, which is what this calculator estimates. It is a rough guide, not a recommendation — your policy terms, limits, and any high-value items you should schedule separately are between you and your insurer.
- How is replacement cost different from what I paid?
- Replacement cost is what it would take to buy a new equivalent today. It is usually higher than an item's depreciated 'actual cash value' and often different from what you originally paid. This tool estimates replacement cost, because that is what you would need to rebuild your home's contents.
- How accurate are these estimates?
- They are typical replacement costs meant as a starting point, not an appraisal. Your actual belongings and their values will differ — so every figure here is editable, and you can add or remove items to match what you really own.
- Is this insurance advice?
- No. This is a free educational estimate to help you picture what you own and what it would cost to replace. It is not insurance advice, a valuation, or a guarantee of coverage. Confirm your actual needs with your insurer.
